On this ground floor there is also a master-suite bedroom with walk in dressing room wardrobe and ensuite bathroom. The upper levels of the house are connected to the ground floor internally but is also cleverly divided with a separate external entrance, and on these upper levels is another gourmet kitchen, living area, 4 bedrooms and 4 ensuite bathrooms. The master suite bedroom has a four poster bed and all the joinery furniture is bespoke and lovely. So with the layout of the spaces, one could have three independent houses almost for an enlarged family or make a rental business or agriturismo…or just live large and enjoy it!
The land included in the property is approx. 2.5 hectares with possibility of more. There is a small vineyard. The heated pool is 6x12m . There is a gazebo perfect for sunset watching and aperitivos. The property has two underground gas tanks and the heating is gas, underfloor heating and has air conditioning units. There are fireplaces in all the main living rooms. The property is gated and has video entry and is fully alarmed. There is double glazing on the windows and all have mosquito screens. I am at a loss to point out anything this property does not have. Situated between two very sought after villages, Sant’Angelo in Pontano and Penna San Giovanni, the scenery is picture postcard. 10 mins and you are in these villages with all the shops and delicious restaurants. You have easy access to the SS78 that will get you to coast in approx. a half hour. You are also a half hour from the mountains and an hour to the nearest airport, Ancona. Rome is 2.5 hours drive away.
The main villa is the result of a restoration project completed in 2004. The building in it’s original state was built in part, in the 1950’s and originally in the early 1900s. The guest house was completed in 2005.
The position is in a microclimate making it very light filled. It is scenic but not isolated. All in all, Montelandi is a happy place to while away the hours just feeling good!
